Delaware climate
Delaware roofs face specific climate stressors — humid subtropical to continental conditions plus nor'easter wind and salt-air corrosion (coastal) — that demand different specs than the state next door. Your assigned roofing contractor calibrates material, ventilation, and underlayment to local code and weather load.
| Metric | Delaware average | Implication for your roof |
|---|---|---|
| Average annual snowfall | 18″ | Ice-and-water shield in eaves recommended; standard underlayment elsewhere. |
| Average annual rainfall | 46″ | Standard drip-edge + sealed valleys per IRC R905. |
| Hail risk | low | Standard architectural shingle systems perform well across Delaware. |
| Hurricane / coastal wind | Yes — coastal counties | 130 mph wind-rated shingles + ring-shank nails for FORTIFIED Roof eligibility. |
For most Delaware homes, architectural shingle and standing-seam metal are the two most-installed systems. Asphalt shingles remain the most affordable roofing option; standing-seam metal is the longest-lasting (40–70 years).
Roofing services
Roof-Master Delaware installs and repairs every residential roof system — architectural shingle re-roofs, standing-seam metal, hail/wind storm restoration, leak repair, gutter installation, and Class 4 impact-rated upgrades — same network across all 21 Delaware cities.
| Service | Typical SLA | Most-requested in |
|---|---|---|
| Free roof inspection | Same week | Statewide Delaware |
| Storm-damage assessment + tarp | 24–48h | Dover, Wilmington |
| Roof repair (leaks, missing shingles, flashing) | 2–3 business days | Statewide Delaware |
| Full re-roof (architectural shingle) | 1–3 days on-site | Statewide Delaware |
| Standing-seam metal roof installation | 3–5 days on-site | Rural / agricultural areas |
| Gutter installation + gutter-guard upgrades | 1 day | Statewide Delaware |

"From the beginning (with Mike coming out to bring samples and provide an estimate) to finish (with the installers cleaning up our property and treating it with the utmost respect) Phil DiBello Family Roofing handled our roofing installation with transparency, fairness, and professionalism. Compared to the prices charged by other companies, theirs came in the most reasonable. The family and friends who recommended them to us were exactly right in what to expect and the company didn’t disappoint. Their no nonsense approach was very efficient. We’ve gotten compliments on our roof and the speed with which it was done by our neighbors. I’ve shared our experience with Phil DiBello with our community for future reference. Job well done!"

"The worst. They tried to use 1/2” chip board instead of 5/8 plywood as contracted. In 1 place they tried to use no plywood at all. When asked why they did that the foreman said their boss told them not to put “any plywood” there. Just the roll roofing. They put the end flashing on in reverse order. When I had Phil DiBello himself look at it he told me it was fine. He said “The roof is tight”. I am thinking of this today as we are expecting big rain and I am putting down to towels in center of inside house to collect the leak drops. THE WORST. Also the salesman tried to get me to pay them the balance before the job was done. This is what we got for $18,000. The name of the foreman “Chip” who was just doing what he was told and the salesman named either “Larry” or “Steve” who told him not to put “any plywood” in that area of the roof."

"It was an absolute pleasure being serviced by Dibello roofing. From beginning to end the process was painless. Starting with Tim who did the initial inspection and price quote. He didn't try to nickel and dime. The install was within the two window. The crew that arrived on time was phenomenal very professional. After the installation a supervisor came out to do an inspection and take pictures. If you are looking for a company that you can trust and a price that is affordable. Not to mention work thats done right the first time with a great warranty. Phil DiBello is the company."

If more than 25% of your shingles show storm damage, granule loss, lifting, or curling, full replacement usually beats patch repair on lifecycle cost. Delaware insurance carriers also use this threshold — once 25% of a roof slope is damaged by a covered peril, most policies pay to replace the entire slope rather than repair it. The National Roofing Contractors Association (NRCA) treats 25% as the standard repair-vs-replace inflection point.
For a typical 2,000 sq ft (≈22-square) Delaware home with architectural shingle, plan on $14,200 including tear-off, decking inspection, ice-and-water shield, drip edge, and a manufacturer-registered warranty. Standing-seam metal runs roughly 2–3× that figure but lasts 40–70 years. Repair-only jobs run $380–$1,800 with $1,100 the average roofing-repair-project spend.
Five red flags every Delaware homeowner should watch for: (1) door-knockers showing up after a storm with no local address, (2) demands for full payment upfront — standard deposit is 25–30% with the balance due after final inspection, (3) no written, itemized estimate with named materials and brand, (4) verbal "guarantee" instead of a written manufacturer + workmanship warranty, and (5) no proof of $1M+ general liability insurance and workers compensation. Always verify the contractor in your state's online registry and the BBB before signing.
Late winter through early spring (typically February–April) is the cheapest time to schedule a Delaware roof replacement. Demand is lowest, crews have open calendars, and contractors often discount 5–15%. Avoid the August–October peak when storm-damage claims spike. Emergency repairs are available year-round.
Delaware requires a state business license and registration with the Division of Revenue. No specific roofing license at state level.
Given Delaware's humid subtropical to continental climate, the most popular choices are architectural shingle, standing-seam metal. Local building practices, hail and wind risk, and snow load all factor in — your assigned local roofing contractor recommends the right system after a free inspection.
nor'easter wind is the leading roof issue in Delaware, followed by salt-air corrosion (coastal) and ice damming (north).
Most Delaware homeowners get a written, itemized quote within one business hour of submitting our online form. Your assigned roofing professional schedules an in-home inspection within 2–3 business days, and active leaks get same-day emergency tarping in major metros.
On average, Delaware homeowners pay about $10,200 for a full roof replacement. Most projects fall between $7,500 and $13,000, depending on home size, roofing material, and location.
The 25% Rule in roofing serves as a guideline for both homeowners and contractors when planning roofing projects. Basically, it means that if more than 25% of your roof's surface needs repairs, it's often wiser to contemplate a full replacement rather than patchwork.
Fall is considered the best time to schedule a roofing project because it often boasts the best temperature range for roof installation. The weather has cooled off from summer highs, but it hasn't gotten too cold yet.
Roof-Master matches you with a vetted Delaware licensed contractor in your zip within minutes.
