Michigan climate

Why Michigan roofing is different

Michigan roofs face specific climate stressors — humid continental conditions plus ice damming and snow load — that demand different specs than the state next door. Your assigned roofing contractor calibrates material, ventilation, and underlayment to local code and weather load.

Michigan climate metrics affecting roof design
Metric Michigan average Implication for your roof
Average annual snowfall 60″ Ice-dam underlayment + ice-and-water shield required at eaves and valleys.
Average annual rainfall 32″ Standard drip-edge + sealed valleys per IRC R905.
Hail risk moderate Architectural shingles with sealed strips handle most Michigan weather.
Hurricane / coastal wind No Standard wind-rated shingles (110 mph) cover inland conditions.

"I was very happy with CS Roofing. The extra help with the financing and the communication were wonderful. The crew mostly kept to themselves, but the people I did get a chance to talk to were wonderful and friendly. Everyone was professional and seemed *really* hardworking. The only hitch, which was hardly a hitch for me, was the couple of plants I have around the house. They did their best to protect them, but my hostas got a little squished. They weren't damaged, they popped right back up after a few days. I only say this as a bit of a warning. If you have landscaping that you care about, take measures to protect it from falling debris yourself because these guys have so much else to worry about and they can't guide every single piece of shingle every time. As I said, they did take measures to protect it, but it took my hostas looking a little sad for a few days for me to realize that it was really my responsibility to begin with. Oh, and they were incredibly thorough in the clean up! I have yet to find anything in my yard and it took me weeks to get this review up!"

"I had to get some minor work done on my roof and after getting two very pricing estimates, the team at CS roofing walked me through a no-nonsense proposal that did what I needed at a better rate. They communicated well, worked quickly and completed the job while I was out of state. Great experience."

"Wow! When I say this incredible team did an incredible job replacing the roofs on my house and garage - From start to finish 100% Professional Staff and Quality Work. What was estimated is exactly the invoice I paid. They went the extra degree because they mentioned a leak around my chimney and let me know they fixed it and I didn’t see an up charge on the final bill - maybe it was an oversight? The GM made a follow-up call at the premise to review the installation. I chose Morning Harvest for shingles - and of course, they will outlast me. Over the past few years, I have witnessed sales and service in decline - not with this business. HIGHLY RECOMMEND! - Michelle B, Pleasant Lake."

"We had a very old roof that was constantly leaking, and we knew it needed a major remodel. This company came highly recommended, and they lived up to their reputation! They removed the old roof, installed a new one, and even added extra insulation. The house looks amazing, and we feel much safer now that everything is brand new. Excellent roofing service!"

"I can’t thank this team enough for the amazing job they did on our roof remodel. Our roof had been through some rough weather and needed a complete overhaul. They removed the old materials, fixed some structural issues, and installed a new roof that looks better than I imagined. The crew was on time every day and left our yard spotless."

"Replacing a roof in the middle of winter sounded risky, but they assured me it was possible and safe. And they delivered! The team worked efficiently despite the chilly weather, removing the old, damaged shingles and putting in new, better-insulated roofing materials. They were mindful of the weather, covering the roof at the end of each day to keep everything dry. I’m now warm and comfortable inside, and my heating bills are already showing improvement"

Our Michigan vetting methodology

Before any contractor joins our Michigan network we pull and verify:

  1. 01 We pull the contractor's active Michigan state or municipal roofing license and verify it against the issuing board's online registry.
  2. 02 We require a general liability certificate showing $1,000,000+ per-occurrence coverage.
  3. 03 We require a workers compensation certificate for Michigan and every other state the contractor operates in.
  4. 04 We confirm at least one active manufacturer certification — GAF Master Elite, CertainTeed ShingleMaster, or Owens Corning Platinum Preferred.
  5. 05 We pull the BBB profile (minimum rating A-).
  6. 06 We audit public review profiles — Google, BBB, and Angi — for ≥ 4.5★ across ≥ 25 reviews.
  7. 07 Our regional ops manager conducts an in-person Michigan crew interview before the contractor takes any leads.

Our regional ops team re-verifies every contractor's documentation every 12 months. We remove any contractor who fails re-verification from the network within 30 days. Network contractors are independent businesses, not employees of RoofPros USA.

Roofing FAQ for Michigan homeowners

What is the 25% rule for roofing in Michigan?

If more than 25% of your shingles show storm damage, granule loss, lifting, or curling, full replacement usually beats patch repair on lifecycle cost. Michigan insurance carriers also use this threshold — once 25% of a roof slope is damaged by a covered peril, most policies pay to replace the entire slope rather than repair it. The National Roofing Contractors Association (NRCA) treats 25% as the standard repair-vs-replace inflection point.

What's the average cost of a new roof in Michigan?

For a typical 2,000 sq ft (≈22-square) Michigan home with architectural shingle, plan on $11,400 including tear-off, decking inspection, ice-and-water shield, drip edge, and a manufacturer-registered warranty. Standing-seam metal runs roughly 2–3× that figure but lasts 40–70 years. Repair-only jobs run $380–$1,800 with $1,100 the average roofing-repair-project spend.

How do I tell if a Michigan roofer is dishonest?

Five red flags every Michigan homeowner should watch for: (1) door-knockers showing up after a storm with no local address, (2) demands for full payment upfront — standard deposit is 25–30% with the balance due after final inspection, (3) no written, itemized estimate with named materials and brand, (4) verbal "guarantee" instead of a written manufacturer + workmanship warranty, and (5) no proof of $1M+ general liability insurance and workers compensation. Always verify the contractor in your state's online registry and the BBB before signing.

What is the cheapest time of year to get a new roof in Michigan?

Late winter through early spring (typically February–April) is the cheapest time to schedule a Michigan roof replacement. Demand is lowest, crews have open calendars, and contractors often discount 5–15%. Avoid the August–October peak when storm-damage claims spike. Emergency repairs are available year-round.

Do I need a licensed roofer in Michigan?

Michigan requires a Residential Builder or Maintenance & Alteration Contractor license through LARA for any work over $600.

What roof material works best in Michigan?

Given Michigan's humid continental climate, the most popular choices are architectural shingle, standing-seam metal. Local building practices, hail and wind risk, and snow load all factor in — your assigned local roofing contractor recommends the right system after a free inspection.

What's the most common roof problem in Michigan?

ice damming is the leading roof issue in Michigan, followed by snow load and wind uplift.

How long does it take to get a quote in Michigan?

Most Michigan homeowners get a written, itemized quote within one business hour of submitting our online form. Your assigned roofing professional schedules an in-home inspection within 2–3 business days, and active leaks get same-day emergency tarping in major metros.
