Pennsylvania climate

Why Pennsylvania roofing is different

Pennsylvania roofs face specific climate stressors — humid continental conditions plus ice damming and snow load — that demand different specs than the state next door. Your assigned roofing contractor calibrates material, ventilation, and underlayment to local code and weather load.

Pennsylvania climate metrics affecting roof design
Metric Pennsylvania average Implication for your roof
Average annual snowfall 38″ Ice-dam underlayment + ice-and-water shield required at eaves and valleys.
Average annual rainfall 42″ Standard drip-edge + sealed valleys per IRC R905.
Hail risk moderate Architectural shingles with sealed strips handle most Pennsylvania weather.
Hurricane / coastal wind Yes — coastal counties 130 mph wind-rated shingles + ring-shank nails for FORTIFIED Roof eligibility.

"Scenic View Roofing replaced the roof on my home in December 2025. It was a complicated job because there was a great deal of deferred maintenance that prior owners had neglected for years. I am so glad I chose this company for my roof. Many areas of the roof deck needed to be replaced and also an attic wall next to a chimney. This was done with skill and true craftsmanship. Bernardo, the lead supervisor in charge, was very experienced, knowledgeable and communicated each step of the way. He explained the issues found in a way that helped me understand and trust they were fixing the roof in a way that would keep the roof and home safe and secure in the decades to come - excellent communication. The crew that came, worked hard and consistently through the record cold December temperatures. They were hardworking, knowledgeable and polite. In my opinion, Scenic View gives the kind of customer service rarely seen in modern companies. They care about their clients, your home and stand behind their work. A true pleasure to work with. Besides all this, the new roof looks gorgeous!"

"I’ve used Scenic View Roofing on two separate roofing projects. The first project was a true 5-star experience — excellent pricing, strong workmanship, great communication, and flawless work on the roof from start to finish. On this most recent project, there were some challenges that came up before and after installation. To their credit, once concerns were discussed, they returned to correct the porch roof and soffit, repaired the exterior capping, and worked with me to reach a fair resolution. The crew kept the job site clean, and the final results look great. The roof, skylights, gutters, and ceiling repair all came out excellent. No project is perfect, but what matters is how a company responds when something needs attention. Scenic View stood behind their work and followed through. In the end, everything was resolved professionally, and I would absolutely use them again in the future."

"Great experience from beginning to end. The crew did an excellent job; I applaud them for their perseverance in the bitter cold to install a metal roof. Scenic View came recommended from two different sources and they did not disappoint. Highly recommend!"

Our Pennsylvania vetting methodology

Before any contractor joins our Pennsylvania network we pull and verify:

  1. 01 We pull the contractor's active Pennsylvania state or municipal roofing license and verify it against the issuing board's online registry.
  2. 02 We require a general liability certificate showing $1,000,000+ per-occurrence coverage.
  3. 03 We require a workers compensation certificate for Pennsylvania and every other state the contractor operates in.
  4. 04 We confirm at least one active manufacturer certification — GAF Master Elite, CertainTeed ShingleMaster, or Owens Corning Platinum Preferred.
  5. 05 We pull the BBB profile (minimum rating A-).
  6. 06 We audit public review profiles — Google, BBB, and Angi — for ≥ 4.5★ across ≥ 25 reviews.
  7. 07 Our regional ops manager conducts an in-person Pennsylvania crew interview before the contractor takes any leads.

Our regional ops team re-verifies every contractor's documentation every 12 months. We remove any contractor who fails re-verification from the network within 30 days. Network contractors are independent businesses, not employees of RoofPros USA.

Roofing FAQ for Pennsylvania homeowners

What is the 25% rule for roofing in Pennsylvania?

If more than 25% of your shingles show storm damage, granule loss, lifting, or curling, full replacement usually beats patch repair on lifecycle cost. Pennsylvania insurance carriers also use this threshold — once 25% of a roof slope is damaged by a covered peril, most policies pay to replace the entire slope rather than repair it. The National Roofing Contractors Association (NRCA) treats 25% as the standard repair-vs-replace inflection point.

What's the average cost of a new roof in Pennsylvania?

For a typical 2,000 sq ft (≈22-square) Pennsylvania home with architectural shingle, plan on $14,200 including tear-off, decking inspection, ice-and-water shield, drip edge, and a manufacturer-registered warranty. Standing-seam metal runs roughly 2–3× that figure but lasts 40–70 years. Repair-only jobs run $380–$1,800 with $1,100 the average roofing-repair-project spend.

How do I tell if a Pennsylvania roofer is dishonest?

Five red flags every Pennsylvania homeowner should watch for: (1) door-knockers showing up after a storm with no local address, (2) demands for full payment upfront — standard deposit is 25–30% with the balance due after final inspection, (3) no written, itemized estimate with named materials and brand, (4) verbal "guarantee" instead of a written manufacturer + workmanship warranty, and (5) no proof of $1M+ general liability insurance and workers compensation. Always verify the contractor in your state's online registry and the BBB before signing.

What is the cheapest time of year to get a new roof in Pennsylvania?

Late winter through early spring (typically February–April) is the cheapest time to schedule a Pennsylvania roof replacement. Demand is lowest, crews have open calendars, and contractors often discount 5–15%. Avoid the August–October peak when storm-damage claims spike. Emergency repairs are available year-round.

Do I need a licensed roofer in Pennsylvania?

Pennsylvania requires a Home Improvement Contractor (HIC) registration with the Attorney General for residential work over $5,000.

What roof material works best in Pennsylvania?

Given Pennsylvania's humid continental climate, the most popular choices are architectural shingle, slate, standing-seam metal. Local building practices, hail and wind risk, and snow load all factor in — your assigned local roofing contractor recommends the right system after a free inspection.

What's the most common roof problem in Pennsylvania?

ice damming is the leading roof issue in Pennsylvania, followed by snow load and nor'easter wind.

How long does it take to get a quote in Pennsylvania?

Most Pennsylvania homeowners get a written, itemized quote within one business hour of submitting our online form. Your assigned roofing professional schedules an in-home inspection within 2–3 business days, and active leaks get same-day emergency tarping in major metros.

How much should a new roof cost in PA?

Most Pennsylvania homeowners pay $12,500 to $18,500 for a roof replacement on a typical 2,000-square-foot home with architectural asphalt shingles, with higher costs in major metros and for premium materials. If you are considering metal, plan for many projects to land between $23,000 and $41,000.

What is the 25% rule for roofing?

The 25% Rule in roofing serves as a guideline for both homeowners and contractors when planning roofing projects. Basically, it means that if more than 25% of your roof's surface needs repairs, it's often wiser to contemplate a full replacement rather than patchwork.

What is the best time of year to replace shingles?

Fall is considered the best time to schedule a roofing project because it often boasts the best temperature range for roof installation. The weather has cooled off from summer highs, but it hasn't gotten too cold yet.
