New York climate

Why New York roofing is different

New York roofs face specific climate stressors — humid continental conditions plus ice damming and snow load — that demand different specs than the state next door. Your assigned roofing contractor calibrates material, ventilation, and underlayment to local code and weather load.

New York climate metrics affecting roof design
Metric New York average Implication for your roof
Average annual snowfall 55″ Ice-dam underlayment + ice-and-water shield required at eaves and valleys.
Average annual rainfall 42″ Standard drip-edge + sealed valleys per IRC R905.
Hail risk low Standard architectural shingle systems perform well across New York.
Hurricane / coastal wind Yes — coastal counties 130 mph wind-rated shingles + ring-shank nails for FORTIFIED Roof eligibility.

"We hired Lakeside Roofing to install an R-panel metal roof on our 21 year old house. Prior to getting an estimate, we received three recommendations that we reach out to them. We scheduled the installation for late summer. It took about four days. The crew was hard working and courteous. They straightened up each evening and the final cleanup was excellent. We are thrilled with the results. But, the real sign of customer service happened during the winter wind storms. A few pieces of siding trim came loose just above the porch roof. Gene stopped out and had it fixed in less than 2 hours of my call. I highly recommend Lakeside Roofing."

"I have had Lakeside Roofing work on my house 3 separate times. They installed new gutters on my house this year and had to make repairs to a previous gutter install from 3 years ago. They did a great job on the repair to a previous install - however, I did have to pay additional costs to get the repairs completed."

"I cannot say enough good things about Luis, Alex, Emilio, and Alex from the Kanga team. From start to finish, this crew delivered a first-class metal roof installation that exceeded every expectation. They were professional, respectful, and extremely hard-working, with clear attention to detail at every stage of the job. It was obvious they knew exactly what they were doing, from proper underlayment prep and flashing work to clean panel alignment, fastening consistency, and finishing details. Everything that should have been done on a high-quality metal roof install was done correctly. Additionally what set this crew apart, was their empathy and consideration. I was recovering from an injury and had limited mobility, and they went above and beyond to make sure I was comfortable, informed, and never felt like an inconvenience. That level of care is rare and speaks volumes about their professionalism and character. They were well-mannered, communicated clearly, and worked tirelessly. The end result is a fantastic roof that reflects both skill and pride in craftsmanship. Solar panels have been installed effectively on the LEED certified metal roof. In combination, a great way to move forward with a more eco-sustainable and eco-safe living approach. Nothing but good things to say about this crew, they did an exceptional job, and I would recommend Luis, Alex, Emilio, and Alex without hesitation. Truly outstanding work."

"When our roof needed replacement Pinnacle was one of the companies that we got an estimate from. The salesperson arrived on time, was professional and knowledgeable. As he detailed everything that our roof replacement would include I was thinking this is going to be very expensive as it seemed like all the layers and materials would be expensive. I was shocked when Pinnacle was almost $3k less than a local small contractor. The salesperson wasn't high pressure. We signed to have the roof replaced and the crew that arrived to do the replacement arrived on time and were gentlemen. I was carrying a large item out to my car and one of the workers came right over and asked if I needed help. He carried the item for me. The roof was competed in 1 day. I was impressed with the steps that they took to ensure no damage occurred to my landscaping, windows, etc. The cleanup was fantastic, no spare nails, etc left on my driveway or lawn. The foreman was knowledgeable and even hung a downspout that had recently fallen for us. The roof looks incredible and the price was great. Had a wonderful experience with Pinnacle."

Our New York vetting methodology

Before any contractor joins our New York network we pull and verify:

  1. 01 We pull the contractor's active New York state or municipal roofing license and verify it against the issuing board's online registry.
  2. 02 We require a general liability certificate showing $1,000,000+ per-occurrence coverage.
  3. 03 We require a workers compensation certificate for New York and every other state the contractor operates in.
  4. 04 We confirm at least one active manufacturer certification — GAF Master Elite, CertainTeed ShingleMaster, or Owens Corning Platinum Preferred.
  5. 05 We pull the BBB profile (minimum rating A-).
  6. 06 We audit public review profiles — Google, BBB, and Angi — for ≥ 4.5★ across ≥ 25 reviews.
  7. 07 Our regional ops manager conducts an in-person New York crew interview before the contractor takes any leads.

Our regional ops team re-verifies every contractor's documentation every 12 months. We remove any contractor who fails re-verification from the network within 30 days. Network contractors are independent businesses, not employees of RoofPros USA.

Roofing FAQ for New York homeowners

What is the 25% rule for roofing in New York?

If more than 25% of your shingles show storm damage, granule loss, lifting, or curling, full replacement usually beats patch repair on lifecycle cost. New York insurance carriers also use this threshold — once 25% of a roof slope is damaged by a covered peril, most policies pay to replace the entire slope rather than repair it. The National Roofing Contractors Association (NRCA) treats 25% as the standard repair-vs-replace inflection point.

What's the average cost of a new roof in New York?

For a typical 2,000 sq ft (≈22-square) New York home with architectural shingle, plan on $14,200 including tear-off, decking inspection, ice-and-water shield, drip edge, and a manufacturer-registered warranty. Standing-seam metal runs roughly 2–3× that figure but lasts 40–70 years. Repair-only jobs run $380–$1,800 with $1,100 the average roofing-repair-project spend.

How do I tell if a New York roofer is dishonest?

Five red flags every New York homeowner should watch for: (1) door-knockers showing up after a storm with no local address, (2) demands for full payment upfront — standard deposit is 25–30% with the balance due after final inspection, (3) no written, itemized estimate with named materials and brand, (4) verbal "guarantee" instead of a written manufacturer + workmanship warranty, and (5) no proof of $1M+ general liability insurance and workers compensation. Always verify the contractor in your state's online registry and the BBB before signing.

What is the cheapest time of year to get a new roof in New York?

Late winter through early spring (typically February–April) is the cheapest time to schedule a New York roof replacement. Demand is lowest, crews have open calendars, and contractors often discount 5–15%. Avoid the August–October peak when storm-damage claims spike. Emergency repairs are available year-round.

Do I need a licensed roofer in New York?

New York licensing is by city/county. NYC requires a Home Improvement Contractor license; many counties require their own.

What roof material works best in New York?

Given New York's humid continental climate, the most popular choices are architectural shingle, slate, standing-seam metal. Local building practices, hail and wind risk, and snow load all factor in — your assigned local roofing contractor recommends the right system after a free inspection.

What's the most common roof problem in New York?

ice damming is the leading roof issue in New York, followed by snow load and nor'easter wind.

How long does it take to get a quote in New York?

Most New York homeowners get a written, itemized quote within one business hour of submitting our online form. Your assigned roofing professional schedules an in-home inspection within 2–3 business days, and active leaks get same-day emergency tarping in major metros.

What is the 25% rule for roofing?

The 25% Rule in roofing serves as a guideline for both homeowners and contractors when planning roofing projects. Basically, it means that if more than 25% of your roof's surface needs repairs, it's often wiser to contemplate a full replacement rather than patchwork.

What is the best time of year to replace shingles?

Fall is considered the best time to schedule a roofing project because it often boasts the best temperature range for roof installation. The weather has cooled off from summer highs, but it hasn't gotten too cold yet.

How much does a new roof cost in NY?

On average, replacing a roof in New York can cost anywhere from $8,000 to $15,000. The price can vary based on factors like the size of your home, the new roofing material you choose, and how complicated the installation is.

Is $25,000 a lot for a new roof?

The average cost is around $17,500, with a common range of $11,875 to $25,000. However, the final price depends heavily on your roof's true surface area.
