Maryland climate
Maryland roofs face specific climate stressors — humid subtropical to continental conditions plus nor'easter wind and ice damming (north) — that demand different specs than the state next door. Your assigned roofing contractor calibrates material, ventilation, and underlayment to local code and weather load.
| Metric | Maryland average | Implication for your roof |
|---|---|---|
| Average annual snowfall | 18″ | Ice-and-water shield in eaves recommended; standard underlayment elsewhere. |
| Average annual rainfall | 44″ | Standard drip-edge + sealed valleys per IRC R905. |
| Hail risk | low | Standard architectural shingle systems perform well across Maryland. |
| Hurricane / coastal wind | Yes — coastal counties | 130 mph wind-rated shingles + ring-shank nails for FORTIFIED Roof eligibility. |
For most Maryland homes, architectural shingle and standing-seam metal are the two most-installed systems. Asphalt shingles remain the most affordable roofing option; standing-seam metal is the longest-lasting (40–70 years).
Roofing services
Roof-Master Maryland installs and repairs every residential roof system — architectural shingle re-roofs, standing-seam metal, hail/wind storm restoration, leak repair, gutter installation, and Class 4 impact-rated upgrades — same network across all 203 Maryland cities.
| Service | Typical SLA | Most-requested in |
|---|---|---|
| Free roof inspection | Same week | Statewide Maryland |
| Storm-damage assessment + tarp | 24–48h | Baltimore, Hagerstown |
| Roof repair (leaks, missing shingles, flashing) | 2–3 business days | Statewide Maryland |
| Full re-roof (architectural shingle) | 1–3 days on-site | Statewide Maryland |
| Standing-seam metal roof installation | 3–5 days on-site | Rural / agricultural areas |
| Gutter installation + gutter-guard upgrades | 1 day | Statewide Maryland |

"The aluminum siding on my home was very worn due to years of weather damage and exposure. When Walter Ruiz of Mars Restoration stopped by my home, he performed a thorough inspection of my siding and found hail related damage, that I could not see with the naked eye. He explained how my homeowners insurance policy could possibly replace the siding with new siding. While I was skeptical at first, Mr. Ruiz work with me to file a claim with my insurance company. When the inspector came out to inspect the damage, Mr. Ruiz was there to show The damage areas in a very professional way. His presentation and walk around with the inspector was the reason I believe my insurance company approved new Mastic ovation vinyl siding for my home. My only expense was my deductible. Mr. Ruiz explained to me the color and style options of my siding, and even including replacing the front shutters at no additional cost. I was also able to get replacement of my gutters at a discounted price. After the supplies were delivered, the project was completed in only two days. I highly recommend Walter and Mars restoration for your home improvement needs."

"I was visited by a representative named Lovell regarding roofing repairs, and even though I didn’t move forward with the service, I was very impressed by his professionalism and communication. He was knowledgeable, respectful, and clearly takes pride in his work. It’s rare to meet a young salesman who handles business with that level of confidence and courtesy. Excellent representation for his company!"

"May 2022, Master Roofing & Siding did an excellent job replacing our entire roof (see summer pic of completed job). When we recently experienced a problem on December 15, 2025, Travis responded immediately. We have a complex roof with 2 roof peaks over clerestory windows. Covering the ends of the shingles at the roof peaks is protective aluminum flashing. Very strong winds detached the metal flashing above the left roof peak and it almost blew off. We used clamps to secure it in place until it could be fixed after the snow melted (see snow pic and clamp pic). On December 23rd, they were out here replacing the loose flashing. However, the flashing strip they had on hand didn’t match the other flashing strip above the right set of clerestory windows (see pic). So, they returned the next day (day before Christmas) to redo their repair with flashing that matched the other flashing (see pic). Needless to say, we are very happy campers. Not only do they do excellent work, they stand by it!!! Repair was covered by their warranty, so we paid nothing. Need that option for payment info."

"Travis and his team at Master Roofing & Siding were excellent from start to finish. As a locally owned, family-run business based in Alexandria, VA, they really take pride in their work and it shows. Communication throughout the entire process was seamless—Travis kept me informed every step of the way and was always quick to respond to questions. The job itself was completed quickly, professionally, and the crew left everything clean when they finished. The quality of the work was outstanding and you can tell they care about doing the job right. It’s great supporting a local Alexandria company that stands behind their work and treats customers so well. I highly recommend Master Roofing & Siding for anyone needing roof repair or a full roof replacement."

"5 stars given… there aren’t enough to rate my satisfaction with Master Roofing. Every aspect of my interaction exceeded expectations as did their work product. Travis Floyd provided exceptional advice and guidance throughout the process. The new roof, skylight, and gutter work was delivered with outstanding workmanship from their installation team. Great communication occurred throughout the project, from materials selection, site constraints, unknown issues discovered when existing shingles were removed, installation, and clean-up. Responsive follow-up was experienced throughout. Local, long-term family ownership is demonstrated in their service ethic and goal of providing excellent customer service and satisfaction."

If more than 25% of your shingles show storm damage, granule loss, lifting, or curling, full replacement usually beats patch repair on lifecycle cost. Maryland insurance carriers also use this threshold — once 25% of a roof slope is damaged by a covered peril, most policies pay to replace the entire slope rather than repair it. The National Roofing Contractors Association (NRCA) treats 25% as the standard repair-vs-replace inflection point.
For a typical 2,000 sq ft (≈22-square) Maryland home with architectural shingle, plan on $14,200 including tear-off, decking inspection, ice-and-water shield, drip edge, and a manufacturer-registered warranty. Standing-seam metal runs roughly 2–3× that figure but lasts 40–70 years. Repair-only jobs run $380–$1,800 with $1,100 the average roofing-repair-project spend.
Five red flags every Maryland homeowner should watch for: (1) door-knockers showing up after a storm with no local address, (2) demands for full payment upfront — standard deposit is 25–30% with the balance due after final inspection, (3) no written, itemized estimate with named materials and brand, (4) verbal "guarantee" instead of a written manufacturer + workmanship warranty, and (5) no proof of $1M+ general liability insurance and workers compensation. Always verify the contractor in your state's online registry and the BBB before signing.
Late winter through early spring (typically February–April) is the cheapest time to schedule a Maryland roof replacement. Demand is lowest, crews have open calendars, and contractors often discount 5–15%. Avoid the August–October peak when storm-damage claims spike. Emergency repairs are available year-round.
Maryland Home Improvement Commission (MHIC) license required for residential work. Roofing-specific endorsement required.
Given Maryland's humid subtropical to continental climate, the most popular choices are architectural shingle, standing-seam metal, slate. Local building practices, hail and wind risk, and snow load all factor in — your assigned local roofing contractor recommends the right system after a free inspection.
nor'easter wind is the leading roof issue in Maryland, followed by ice damming (north) and salt-air (coast).
Most Maryland homeowners get a written, itemized quote within one business hour of submitting our online form. Your assigned roofing professional schedules an in-home inspection within 2–3 business days, and active leaks get same-day emergency tarping in major metros.
A new roof in Maryland costs an average of $8,251, with most homeowners spending between $6,501 and $20,359. Pricing varies across the state, from higher costs in the Washington D.C. metro area to more moderate rates on the Eastern Shore and in western Maryland.
The 25% Rule in roofing serves as a guideline for both homeowners and contractors when planning roofing projects. Basically, it means that if more than 25% of your roof's surface needs repairs, it's often wiser to contemplate a full replacement rather than patchwork.
Fall is considered the best time to schedule a roofing project because it often boasts the best temperature range for roof installation. The weather has cooled off from summer highs, but it hasn't gotten too cold yet.
Roof-Master matches you with a vetted Maryland licensed contractor in your zip within minutes.
