South Carolina climate

Why South Carolina roofing is different

South Carolina roofs face specific climate stressors — humid subtropical conditions plus hurricane wind and hail damage — that demand different specs than the state next door. Your assigned roofing contractor calibrates material, ventilation, and underlayment to local code and weather load.

South Carolina climate metrics affecting roof design
Metric South Carolina average Implication for your roof
Average annual snowfall 1″ Minimal snow load; standard synthetic underlayment is sufficient.
Average annual rainfall 49″ Standard drip-edge + sealed valleys per IRC R905.
Hail risk high Class 4 impact-rated shingles qualify for hail-discount endorsements in South Carolina.
Hurricane / coastal wind Yes — coastal counties 130 mph wind-rated shingles + ring-shank nails for FORTIFIED Roof eligibility.

"If I could give 10 stars, I would. Cola City Roofing is the best contracting experience I have had in 20+ years in South Carolina. The work was done to the highest possible standard, the cost was reasonable, and the interactions with the team were smooth. Todd Heffner will make sure that everything is done to your complete satisfaction. Great experience."

"We had our 24 year old roof replaced and gutter guards installed by Cola City Roofing last month. Todd, Tammy and the entire crew were very professional and did a great job. Sadly (or not) the squirrel had to leave the attic. It’s OK because he wasn’t paying rent and he wasn’t hurt. You can count on Cola City Roofing to treat your house as their own."

"Great work on a siding repair. Canadian goose flew into my wall at 11:30pm (too weird and random) and left a hole. I spoke with Ben and he was very reassuring. Sent Jacob out for an estimate, very thorough. Two very nice gentleman Joe and Juan had the repair done in about 30 min. In addition, Joe was in contact with me about scheduling and keeping me informed when the work would be done. They matched my color perfectly. Everyone I was in communication with was knowledgeable, professional and would definitely recommend them."

"My father needed a new roof after dealing with poor workmanship from about 10 years ago. Vista Roofing was recommended by a family member, and I’m so glad we chose them. I live out of state, so I had to manage everything from afar, but their communication and professionalism made the entire process stress-free. From the moment Mason contacted me for the estimate, he was incredibly thorough. I especially appreciated the detailed explanations, video documentation, and drone footage. Mason, along with Mike and Nicole, provided top-tier service from start to finish. I received consistent updates—photos, live progress reports, and phone calls—throughout the delivery, installation, and completion. The finished roof looks amazing, and I finally feel secure knowing my dad won’t be dealing with water damage anymore. I highly recommend Vista Roofing. They truly stand by their work and deliver exceptional quality and customer care."

Our South Carolina vetting methodology

Before any contractor joins our South Carolina network we pull and verify:

  1. 01 We pull the contractor's active South Carolina state or municipal roofing license and verify it against the issuing board's online registry.
  2. 02 We require a general liability certificate showing $1,000,000+ per-occurrence coverage.
  3. 03 We require a workers compensation certificate for South Carolina and every other state the contractor operates in.
  4. 04 We confirm at least one active manufacturer certification — GAF Master Elite, CertainTeed ShingleMaster, or Owens Corning Platinum Preferred.
  5. 05 We pull the BBB profile (minimum rating A-).
  6. 06 We audit public review profiles — Google, BBB, and Angi — for ≥ 4.5★ across ≥ 25 reviews.
  7. 07 Our regional ops manager conducts an in-person South Carolina crew interview before the contractor takes any leads.

Our regional ops team re-verifies every contractor's documentation every 12 months. We remove any contractor who fails re-verification from the network within 30 days. Network contractors are independent businesses, not employees of RoofPros USA.

Roofing FAQ for South Carolina homeowners

What is the 25% rule for roofing in South Carolina?

If more than 25% of your shingles show storm damage, granule loss, lifting, or curling, full replacement usually beats patch repair on lifecycle cost. South Carolina insurance carriers also use this threshold — once 25% of a roof slope is damaged by a covered peril, most policies pay to replace the entire slope rather than repair it. The National Roofing Contractors Association (NRCA) treats 25% as the standard repair-vs-replace inflection point.

What's the average cost of a new roof in South Carolina?

For a typical 2,000 sq ft (≈22-square) South Carolina home with architectural shingle, plan on $12,600 including tear-off, decking inspection, ice-and-water shield, drip edge, and a manufacturer-registered warranty. Standing-seam metal runs roughly 2–3× that figure but lasts 40–70 years. Repair-only jobs run $380–$1,800 with $1,100 the average roofing-repair-project spend.

How do I tell if a South Carolina roofer is dishonest?

Five red flags every South Carolina homeowner should watch for: (1) door-knockers showing up after a storm with no local address, (2) demands for full payment upfront — standard deposit is 25–30% with the balance due after final inspection, (3) no written, itemized estimate with named materials and brand, (4) verbal "guarantee" instead of a written manufacturer + workmanship warranty, and (5) no proof of $1M+ general liability insurance and workers compensation. Always verify the contractor in your state's online registry and the BBB before signing.

What is the cheapest time of year to get a new roof in South Carolina?

Late winter through early spring (typically February–April) is the cheapest time to schedule a South Carolina roof replacement. Demand is lowest, crews have open calendars, and contractors often discount 5–15%. Avoid the August–October peak when storm-damage claims spike. Schedule before hail season starts in your area. Emergency repairs are available year-round.

Do I need a licensed roofer in South Carolina?

South Carolina requires a Residential Specialty Contractor (Roofing) license for projects between $200 and $5,000, and full residential contractor over that.

What roof material works best in South Carolina?

Given South Carolina's humid subtropical climate, the most popular choices are architectural shingle, metal panel. Local building practices, hail and wind risk, and snow load all factor in — your assigned local roofing contractor recommends the right system after a free inspection.

What's the most common roof problem in South Carolina?

hurricane wind is the leading roof issue in South Carolina, followed by hail damage and mold growth. Hail damage is a major insurance-claim driver here — Class 4 impact shingles are widely recommended.

How long does it take to get a quote in South Carolina?

Most South Carolina homeowners get a written, itemized quote within one business hour of submitting our online form. Your assigned roofing professional schedules an in-home inspection within 2–3 business days, and active leaks get same-day emergency tarping in major metros.
