Vermont climate
Vermont roofs face specific climate stressors — humid continental conditions plus ice damming and snow load — that demand different specs than the state next door. Your assigned roofing contractor calibrates material, ventilation, and underlayment to local code and weather load.
| Metric | Vermont average | Implication for your roof |
|---|---|---|
| Average annual snowfall | 80″ | Ice-dam underlayment + ice-and-water shield required at eaves and valleys. |
| Average annual rainfall | 42″ | Standard drip-edge + sealed valleys per IRC R905. |
| Hail risk | low | Standard architectural shingle systems perform well across Vermont. |
| Hurricane / coastal wind | No | Standard wind-rated shingles (110 mph) cover inland conditions. |
For most Vermont homes, standing-seam metal and architectural shingle are the two most-installed systems. Asphalt shingles remain the most affordable roofing option; standing-seam metal is the longest-lasting (40–70 years).
Roofing services
Roof-Master Vermont installs and repairs every residential roof system — architectural shingle re-roofs, standing-seam metal, hail/wind storm restoration, leak repair, gutter installation, and Class 4 impact-rated upgrades — same network across all 8 Vermont cities.
| Service | Typical SLA | Most-requested in |
|---|---|---|
| Free roof inspection | Same week | Statewide Vermont |
| Storm-damage assessment + tarp | 24–48h | Burlington, South Burlington |
| Roof repair (leaks, missing shingles, flashing) | 2–3 business days | Statewide Vermont |
| Full re-roof (architectural shingle) | 1–3 days on-site | Statewide Vermont |
| Standing-seam metal roof installation | 3–5 days on-site | Rural / agricultural areas |
| Gutter installation + gutter-guard upgrades | 1 day | Statewide Vermont |

"Capitol Roofing’s Owner truly supported me and my wife as we were rushing to sell our home. We had a small fix with the flashing and he was honest about the cost and turnaround time to get our job done. His crew was excellent and we appreciated that they left the place cleaner than when they found it! Highly recommend using Capitol Roofing for any of your needs!"

"Working with Capitol Roofing is such a professional experience that it is almost in a class by itself. The owner of the company gave me what amounted to a tutorial in New England winters (as I am a recent arrival). He advised me that some work I was considering was unnecessary and suggested a better - and less expensive - alternative option. The work was done quickly and expertly. I would recommend this company to anyone. As I said, in a class by themselves."

"A beautiful high quality metal roof was installed by Josh and his crew on our multi roof lined, partial log home!! From Brad, who gave us a quote, to Josh and his crew, it was a professional well executed plan to remove our shingle roof and install a top quality metal roof. The craftsmanship of the installers exceeded our expectations. Our house, a combination of 4 different roof lines, needed a team that could produce tight fitting panels and trim from their workshop in our driveway. We can’t be happier with our decision to go with Marquis Roofing! Kudos to the team and thanks again!!! The picture was prior to completion, but I had to add it because it looks terrific!"

"We wanted to invest in a roof that would last and Marquis delivered for us! Every single part of our standing seam metal roof was fabricated on site to fit our uniquely historic house and the workmanship is to a very high standard. It has major curb appeal too! Everybody we worked with were professional and courteous, and they even drove out on a Saturday evening to make sure our house was protected from an unexpected downpour. They also did a very thorough job cleaning up before they left. It looks like it will be a very long time before I need another roof, but I wouldn't think twice before recommending Tom if anybody asks me."

"I called Marquis roofing to request a quote for snow and ice dam removal from our roof. The woman I spoke with said she looked at the satellite view of our house, claimed it was a “very large” house (our house is only 2,400 square feet), and said it would probably take a team of 6-8 people an entire day to clean our roof. With this assumption, she said it could cost up to $3,300 to clean our roof. I asked some follow up questions to get more specifics and finally was was able to learn that the hourly rate is $175/hr per person. Given our house is not very big, I expected the cleaning to only take a couple of hours and so I decided to confirm the appointment. A team of four people in a very old and dilapidated van arrived at 945am the next morning, and four men worked for about 90 minutes to completely clean our roof. They were great and worked hard, and did a good job cleaning the snow and ice from our roof. They were not Marquis employees but were clearly hired by Marquis to clean our roof. I have no issues with that team who did the actual work. (I wish I could have hired them directly rather than paying Marquis who likely marked up the cost 2-3x to make an easy profit.) A few days later, someone from Marquis called me and told me we owed $3300. I asked how that could be possible given the work only took 90 minutes. They said they’d speak with the owner and get back to me. After two weeks and 4-5 follow up calls, during which they gradually lowered the price, the owner finally agreed to accept $1,050 as the price, which was $175/hr x 4 men x 1.5 hours. It was a very frustrating process and it felt like they were trying to squeeze as much money out of us as possible without considering the actual facts of the situation."

If more than 25% of your shingles show storm damage, granule loss, lifting, or curling, full replacement usually beats patch repair on lifecycle cost. Vermont insurance carriers also use this threshold — once 25% of a roof slope is damaged by a covered peril, most policies pay to replace the entire slope rather than repair it. The National Roofing Contractors Association (NRCA) treats 25% as the standard repair-vs-replace inflection point.
For a typical 2,000 sq ft (≈22-square) Vermont home with architectural shingle, plan on $11,400 including tear-off, decking inspection, ice-and-water shield, drip edge, and a manufacturer-registered warranty. Standing-seam metal runs roughly 2–3× that figure but lasts 40–70 years. Repair-only jobs run $380–$1,800 with $1,100 the average roofing-repair-project spend.
Five red flags every Vermont homeowner should watch for: (1) door-knockers showing up after a storm with no local address, (2) demands for full payment upfront — standard deposit is 25–30% with the balance due after final inspection, (3) no written, itemized estimate with named materials and brand, (4) verbal "guarantee" instead of a written manufacturer + workmanship warranty, and (5) no proof of $1M+ general liability insurance and workers compensation. Always verify the contractor in your state's online registry and the BBB before signing.
Late winter through early spring (typically February–April) is the cheapest time to schedule a Vermont roof replacement. Demand is lowest, crews have open calendars, and contractors often discount 5–15%. Avoid the August–October peak when storm-damage claims spike. Emergency repairs are available year-round.
Vermont has no state contractor license. Residential contractors must register with the Office of Professional Regulation since 2020.
Given Vermont's humid continental climate, the most popular choices are standing-seam metal, architectural shingle, slate. Local building practices, hail and wind risk, and snow load all factor in — your assigned local roofing contractor recommends the right system after a free inspection.
ice damming is the leading roof issue in Vermont, followed by snow load and nor'easter wind.
Most Vermont homeowners get a written, itemized quote within one business hour of submitting our online form. Your assigned roofing professional schedules an in-home inspection within 2–3 business days, and active leaks get same-day emergency tarping in major metros.
Asphalt shingles fail for five main reasons: poor installation (shingles loosen and blow off), constant sun and weather exposure (granule loss over time), inadequate roof ventilation (traps heat and moisture), natural aging (asphalt dries out and becomes brittle), and neglected maintenance.
Roof replacement cost for different roofing materials
The 25% Rule in roofing serves as a guideline for both homeowners and contractors when planning roofing projects. Basically, it means that if more than 25% of your roof's surface needs repairs, it's often wiser to contemplate a full replacement rather than patchwork.
Roof-Master matches you with a vetted Vermont licensed contractor in your zip within minutes.
