Virginia climate

Why Virginia roofing is different

Virginia roofs face specific climate stressors — humid subtropical conditions plus hurricane wind (east) and ice damming (mountains) — that demand different specs than the state next door. Your assigned roofing contractor calibrates material, ventilation, and underlayment to local code and weather load.

Virginia climate metrics affecting roof design
Metric Virginia average Implication for your roof
Average annual snowfall 14″ Ice-and-water shield in eaves recommended; standard underlayment elsewhere.
Average annual rainfall 44″ Standard drip-edge + sealed valleys per IRC R905.
Hail risk moderate Architectural shingles with sealed strips handle most Virginia weather.
Hurricane / coastal wind Yes — coastal counties 130 mph wind-rated shingles + ring-shank nails for FORTIFIED Roof eligibility.

"From out salesman Dave to Mark and the crew they were all very professional and worked extremely well as a team. Mark and the installation crew did an amazing job and completed our roof in one day. They offered beautiful shingle colors and we picked Morning Harvest. It compliments our house colors and looks amazing. The gal that drove the big red truck with the trailer is an excellent driver and managed the job with the crew. We have no complaints at all. Very detailed to attention and the small details. After completing the work the crew clean up the area around our home and you wouldn’t even know that there was debris in the yard. We are very satisfied with the whole process and felt the price was reasonable. Thank you!!"

"I had a great experience working with Brent. From the start, he was thorough, professional, and extremely knowledgeable about every aspect of the roofing process. He didn’t just look at the obvious problem he took the time to inspect everything carefully and explain what he was seeing, why it was happening, and what the best long-term solution would be. What really stood out was how clearly he communicated. He answered all my questions without rushing, broke down the options in a way that actually made sense, and made sure I understood the pros and cons before moving forward. It’s obvious he takes pride in his work and genuinely cares about doing the job right. If you’re looking for someone who knows roofing inside and out and won’t cut corners, Brent is the person to call. I wouldn’t hesitate to recommend him to anyone needing quality, honest work."

"I'm happy to leave a review for Skylor Gomez and Pyramid Roofing. I knew my roof was having some issues & had seen a Pyramid Roofing truck in the local area. I pulled up reviews on the company and found that they've been in the business for 40 years-that's outstanding. Pyramid got me on the schedule within a few days & Skylor was able to come out early on the day of the inspection. My initial plan was to get an estimate for repairs, but after talking with Skylor, showing him the areas of concern & doing a walk thru of the attic, I realized 1. Skylor had a pretty good eye & had picked up most of the areas I was aware of and a few that I wasn't, and 2. repairs weren't going to be enough-the roof needed to be replaced. Having dealt with a less than reputable roofing company in the past, I was happy with the time Skylor took to show me what he was seeing & explaining how Pyramid does the work; I agreed with his assessment that repairs would only put off the work that needed to be done. When all was said and done, the pricing and payment plan worked, and I feel comfortable that I'm working with a company that takes pride in, and stands by the work they do. 10/10-highly recommend!"

"After owning two new homes, we kept running into roofing problems that led to leaks. Because of this, we put off repainting our ceilings since we didn't want to risk more water damage. finally, we decided to get our roof re-shingled and had three different roofing companies come out for estimates in Gloucester. After comparing their products and warranties, we found the best offer and decided to go with a local roofer. even though their price was lower than the others, I wondered if the job would really be done well. once nolan and the crew arrived, those worries were gone. they were professional, worked quickly, and the materials matched exactly what we wanted. they didn’t just redo the shingles on the house, but also took care of the attached patio and shed, using matching ridge vents for a clean look. their attention to detail and friendly attitude really stood out. the contract included a 10-year workmanship warranty, which gives us peace of mind, but honestly, the quality of work makes us feel confident we won’t need it. we’re very happy with our choice and would highly recommend this roofer to anyone in Gloucester looking for reliable roofing work. since the project was finished, a few neighbors have already asked who did our roof because it looks so good. we hope nolan and his team keep up the great work!"

"i can’t say enough good things about thomas & sons roofing & construction! i reached out after seeing a post and it turned out to be a really smart choice. nolan was there to help from the very beginning, explaining how the insurance inspections work and guiding me through the whole claim process. when my adjuster was hesitant about a full replacement, nolan worked with them and made sure they understood why replacing the whole roof was necessary, not just a simple repair. he took the time to show us the different kinds, brands, and colors of shingles we could pick from. nolan was super patient while we checked out other roofs in the gloucester area and gave great advice about what would look best with our home and neighborhood. the whole roof replacement was scheduled quickly and finished in just one day! i was really impressed with how everything turned out. nolan even made sure that the garage roof matched our house, which was a nice touch. anytime a question or small issue came up, he took care of it right away. nolan was always easy to reach, friendly, honest, and explained everything clearly. i never felt left in the dark about any part of the job. i highly recommend them for anyone in gloucester who needs roof repairs or a new roof."

"we hired a roofing company to replace our roof, gutters, and downspouts after some hail damage. they also suggested we upgrade our gutter guards and skylight, which turned out to be a great choice. earl, our project manager, kept us updated through every step and made everything simple by being our main contact. he worked directly with our insurance adjuster to make the whole process smooth and quick. earl always answered our calls and texts right away, and he patiently explained all the details and answered our questions. the pricing was reasonable, and earl helped us pick out the right shingles and other materials for our home. we chose malarkey vista ar shingles in storm grey, which are class 4 impact resistant—a really good upgrade at a solid price. the crew did the job right and made sure to clean up the site before leaving. we’re really satisfied with their work and would definitely use them again. i recommend this roofing company to friends and family looking for quality service in virginia!"

Our Virginia vetting methodology

Before any contractor joins our Virginia network we pull and verify:

  1. 01 We pull the contractor's active Virginia state or municipal roofing license and verify it against the issuing board's online registry.
  2. 02 We require a general liability certificate showing $1,000,000+ per-occurrence coverage.
  3. 03 We require a workers compensation certificate for Virginia and every other state the contractor operates in.
  4. 04 We confirm at least one active manufacturer certification — GAF Master Elite, CertainTeed ShingleMaster, or Owens Corning Platinum Preferred.
  5. 05 We pull the BBB profile (minimum rating A-).
  6. 06 We audit public review profiles — Google, BBB, and Angi — for ≥ 4.5★ across ≥ 25 reviews.
  7. 07 Our regional ops manager conducts an in-person Virginia crew interview before the contractor takes any leads.

Our regional ops team re-verifies every contractor's documentation every 12 months. We remove any contractor who fails re-verification from the network within 30 days. Network contractors are independent businesses, not employees of RoofPros USA.

Roofing FAQ for Virginia homeowners

What is the 25% rule for roofing in Virginia?

If more than 25% of your shingles show storm damage, granule loss, lifting, or curling, full replacement usually beats patch repair on lifecycle cost. Virginia insurance carriers also use this threshold — once 25% of a roof slope is damaged by a covered peril, most policies pay to replace the entire slope rather than repair it. The National Roofing Contractors Association (NRCA) treats 25% as the standard repair-vs-replace inflection point.

What's the average cost of a new roof in Virginia?

For a typical 2,000 sq ft (≈22-square) Virginia home with architectural shingle, plan on $14,200 including tear-off, decking inspection, ice-and-water shield, drip edge, and a manufacturer-registered warranty. Standing-seam metal runs roughly 2–3× that figure but lasts 40–70 years. Repair-only jobs run $380–$1,800 with $1,100 the average roofing-repair-project spend.

How do I tell if a Virginia roofer is dishonest?

Five red flags every Virginia homeowner should watch for: (1) door-knockers showing up after a storm with no local address, (2) demands for full payment upfront — standard deposit is 25–30% with the balance due after final inspection, (3) no written, itemized estimate with named materials and brand, (4) verbal "guarantee" instead of a written manufacturer + workmanship warranty, and (5) no proof of $1M+ general liability insurance and workers compensation. Always verify the contractor in your state's online registry and the BBB before signing.

What is the cheapest time of year to get a new roof in Virginia?

Late winter through early spring (typically February–April) is the cheapest time to schedule a Virginia roof replacement. Demand is lowest, crews have open calendars, and contractors often discount 5–15%. Avoid the August–October peak when storm-damage claims spike. Emergency repairs are available year-round.

Do I need a licensed roofer in Virginia?

Virginia requires a Class A, B, or C contractor license through DPOR with Roofing (RBC) specialty for projects over $1,000.

What roof material works best in Virginia?

Given Virginia's humid subtropical climate, the most popular choices are architectural shingle, standing-seam metal, slate. Local building practices, hail and wind risk, and snow load all factor in — your assigned local roofing contractor recommends the right system after a free inspection.

What's the most common roof problem in Virginia?

hurricane wind (east) is the leading roof issue in Virginia, followed by ice damming (mountains) and hail damage.

How long does it take to get a quote in Virginia?

Most Virginia homeowners get a written, itemized quote within one business hour of submitting our online form. Your assigned roofing professional schedules an in-home inspection within 2–3 business days, and active leaks get same-day emergency tarping in major metros.

How much does an average roof cost in Virginia?

In Virginia, the average cost of a new roof can range from $5,000 to $20,000, but this can increase or decrease depending on the specifics of your project.

What is the 25% rule for roofing?

The 25% Rule in roofing serves as a guideline for both homeowners and contractors when planning roofing projects. Basically, it means that if more than 25% of your roof's surface needs repairs, it's often wiser to contemplate a full replacement rather than patchwork.

What is the best time of year to replace shingles?

Fall is considered the best time to schedule a roofing project because it often boasts the best temperature range for roof installation. The weather has cooled off from summer highs, but it hasn't gotten too cold yet.
