Nevada climate

Why Nevada roofing is different

Nevada roofs face specific climate stressors — arid desert conditions plus UV degradation and thermal cracking — that demand different specs than the state next door. Your assigned roofing contractor calibrates material, ventilation, and underlayment to local code and weather load.

Nevada climate metrics affecting roof design
Metric Nevada average Implication for your roof
Average annual snowfall 5″ Minimal snow load; standard synthetic underlayment is sufficient.
Average annual rainfall 8″ Standard drip-edge + sealed valleys per IRC R905.
Hail risk low Standard architectural shingle systems perform well across Nevada.
Hurricane / coastal wind No Standard wind-rated shingles (110 mph) cover inland conditions.

"The roof replacement was done in a timely manner ..everyone was pleasant and thorough! They also helped me get the information that the mortgage company needed to go forward as well. Picked up the trash items, equipment/nails etc and the final inspection was done as well as a couple of areas regarding the gutters were fixed on the spot. Overall very happy with the process !"

"We had an extremely weird experience with A-Best that ultimately led us to canceling our appointment for (what we thought was) a roof inspection. TLDR: A-Best being weirdly sexist about my roof & being blatantly obvious that they intended to sell us a new one, even though all we wanted was an inspection Long version: As we prepare to sell our house, our realtor suggested we get a roof inspection to get ahead of any issues that could pop up in a buyer's inspection. Realtor suggested A-Best. My husband (who works from home) called A-Best to schedule that inspection, and was grilled by the A-Best employee about what he does for a living (we felt this was irrelevant, but whatever), his wife's name and what his wife does for a living (weird for just assuming that he has a wife, and also irrelevant), and if his wife would be available to attend the inspection. He said he wasn't sure, and the agent strongly pushed him to consider talking to his wife before scheduling the inspection. My husband went ahead and scheduled, against the wishes of the A-Best agent. Skip to today, the day of the inspection, and my husband gets a call from the same agent, asking if I (wife) would be present for the inspection. He said no, because I was at work, and then asked why any of this was relevant for a basic roof inspection. The agent then pressured him to make sure I could attend because "there are lots of choices for colors and other options and your wife will want to make those decisions." My husband canceled the appointment in response to this, because it was indicative that 1. they're doubling down on being weird and 2. they were going to try to sell us on a new roof, including pressure to choose "colors and options," even though all we wanted was a seller's inspection. All in all a bizarre experience. I'm all for consulting your partner in making aesthetic decisions about your home... but this crossed a line in multiple weird ways. Saw several other reviews with the same experience, so sharing to validate that this is still happening!"

"I had a portion of my asphalt roof be stripped away by a wind storm in Dec/25, yikes. I bought this house just over 2 years ago, and its roof had been replaced 8 years earlier. I contacted Rick at Specialty Exteriors for an estimate on repairing the damage. He came out quickly, which was great, as at the time, all of the roofing companies were busy repairing damage in the area. After a quick inspection, he was able to explain why this occurred (the existing shingles had been incorrectly installed: the nails were not in the "nailing strip" on the shingles, and there were not enough nails used...) He gave a very reasonable estimate and one of his technicians came out a few days later to repair the damage. The repair blends perfectly with the rest of the roof, if I didn't know where the repair had been, I wouldn't be able to see it. The technician also explained to me why the prior roof had this problem (incorrect previous installation.) Too bad this house's previous owner hadn't worked with Specialty Exteriors, as then this repair wouldn't have been necessary! Very happy with this company and I'll be back if (when) I need help in the future."

"Had them do my siding a few years ago and couldn’t be happier with the results and the professionalism of the team. They were patient with me when I asked for a change early on and also worked around my schedule with the window installers. Three years later and the siding still looks great. I highly recommend Specialty Home Products to supply and install your siding."

Our Nevada vetting methodology

Before any contractor joins our Nevada network we pull and verify:

  1. 01 We pull the contractor's active Nevada state or municipal roofing license and verify it against the issuing board's online registry.
  2. 02 We require a general liability certificate showing $1,000,000+ per-occurrence coverage.
  3. 03 We require a workers compensation certificate for Nevada and every other state the contractor operates in.
  4. 04 We confirm at least one active manufacturer certification — GAF Master Elite, CertainTeed ShingleMaster, or Owens Corning Platinum Preferred.
  5. 05 We pull the BBB profile (minimum rating A-).
  6. 06 We audit public review profiles — Google, BBB, and Angi — for ≥ 4.5★ across ≥ 25 reviews.
  7. 07 Our regional ops manager conducts an in-person Nevada crew interview before the contractor takes any leads.

Our regional ops team re-verifies every contractor's documentation every 12 months. We remove any contractor who fails re-verification from the network within 30 days. Network contractors are independent businesses, not employees of RoofPros USA.

Roofing FAQ for Nevada homeowners

What is the 25% rule for roofing in Nevada?

If more than 25% of your shingles show storm damage, granule loss, lifting, or curling, full replacement usually beats patch repair on lifecycle cost. Nevada insurance carriers also use this threshold — once 25% of a roof slope is damaged by a covered peril, most policies pay to replace the entire slope rather than repair it. The National Roofing Contractors Association (NRCA) treats 25% as the standard repair-vs-replace inflection point.

What's the average cost of a new roof in Nevada?

For a typical 2,000 sq ft (≈22-square) Nevada home with architectural shingle, plan on $11,400 including tear-off, decking inspection, ice-and-water shield, drip edge, and a manufacturer-registered warranty. Standing-seam metal runs roughly 2–3× that figure but lasts 40–70 years. Repair-only jobs run $380–$1,800 with $1,100 the average roofing-repair-project spend.

How do I tell if a Nevada roofer is dishonest?

Five red flags every Nevada homeowner should watch for: (1) door-knockers showing up after a storm with no local address, (2) demands for full payment upfront — standard deposit is 25–30% with the balance due after final inspection, (3) no written, itemized estimate with named materials and brand, (4) verbal "guarantee" instead of a written manufacturer + workmanship warranty, and (5) no proof of $1M+ general liability insurance and workers compensation. Always verify the contractor in your state's online registry and the BBB before signing.

What is the cheapest time of year to get a new roof in Nevada?

Late winter through early spring (typically February–April) is the cheapest time to schedule a Nevada roof replacement. Demand is lowest, crews have open calendars, and contractors often discount 5–15%. Avoid the August–October peak when storm-damage claims spike. Emergency repairs are available year-round.

Do I need a licensed roofer in Nevada?

Nevada requires a C-15 Roofing license from the State Contractors Board with monetary limits set by job size.

What roof material works best in Nevada?

Given Nevada's arid desert climate, the most popular choices are concrete tile, foam roof, standing-seam metal. Local building practices, hail and wind risk, and snow load all factor in — your assigned local roofing contractor recommends the right system after a free inspection.

What's the most common roof problem in Nevada?

UV degradation is the leading roof issue in Nevada, followed by thermal cracking and monsoon wind.

How long does it take to get a quote in Nevada?

Most Nevada homeowners get a written, itemized quote within one business hour of submitting our online form. Your assigned roofing professional schedules an in-home inspection within 2–3 business days, and active leaks get same-day emergency tarping in major metros.

What is the 25% rule for roofing?

The 25% Rule in roofing serves as a guideline for both homeowners and contractors when planning roofing projects. Basically, it means that if more than 25% of your roof's surface needs repairs, it's often wiser to contemplate a full replacement rather than patchwork.

What is the best time of year to replace shingles?

Fall is considered the best time to schedule a roofing project because it often boasts the best temperature range for roof installation. The weather has cooled off from summer highs, but it hasn't gotten too cold yet.
